    - Oversee daily accounting operations, month-end/year-end closing, and general ledger.
    - Review AP, AR, accruals, journal entries, and financial reconciliations.
    - Manage real estate project cost accounting, including land, construction, design, and development costs.
    - Ensure accurate cost allocation across projects, phases, and units.
    - Prepare and analyze financial statements, financial ratios, and management reports.
    - Coordinate with external auditors for annual financial statements and audits.
    - Oversee corporate tax compliance and filings, including PND.2, 3, 50, 51, 53, 54, PP.30, PP.36, and PT.40.
    - Manage VAT (Input/Output VAT) and ensure proper VAT allocation between projects under development and income-generating properties.
    - Oversee accounting for land, property, housing units, fixed assets, and assets under development.
    - Provide financial and tax advice to management and support business decisions.

คุณสมบัติ

  • คุณสมบัติ

    - Bachelor's degree or higher in accounting, finance, or related fields.
    - Minimum 3 years' experience at the manager level.
    - Strong knowledge of accounting, financial closing, taxation, and VAT.
    - Experience in real estate, property development, or construction is highly preferred.
    - Strong understanding of project cost accounting and financial reporting.
    - Experience coordinating with external auditors.
    - CPD license is required.
    - Good analytical and communication skills.
