●Job Purpose To lead and manage the end-to-end process of new store development, renovation, and tenant leasing. This includes site evaluation, project management, leasing strategy, and coordination with stakeholders to ensure store growth and profitability.●Dimensions1. Geographic Scope: Oversees store development and leasing for all branches across Thailand.2. Financial Impact: Manages project budgets controls leasing costs, and supports revenue growth through strategic site and tenant decisions.3. Projects: Leads 2–3 new store/renovation projects per year4. People Management: May supervise 1–3 team members; works cross-functionally with internal departments.5. External Relations: Coordinates with landlords, contractors, and local authorities for leasing and construction compliance.●Key Accountabilities 1. Store Deveopment 1.1 Analyze and evaluate potential locations for new store openings, expansions, and renovations. 1.2 Conduct feasibility studies, market analysis, and competitor benchmarking. 1.3 Act as negotiator for Commercial condition and Contract terms. 1.4 Manage end-to-end project timelines, budgeting, and store construction schedules. 1.5 Coordinate with design, procurement, and operation teams to ensure alignment with brand standards. 1.6 Liaise with landlords, property owners, and local authorities for store approvals, permits, and construction compliance. 2. Tenant Leasing 2.1 Develop and execute leasing strategies to maximize occupancy and rental revenue. 2.2 Source potential tenants, conduct lease negotiations, and manage tenant mix. 2.3 Prepare lease agreements, proposals, and related documentation. 2.4 Maintain positive relationships with existing tenants and resolve concerns effectively. 2.5 Monitor tenant performance and propose strategies for improvement or replacement.
